Even in this competitive market you can’t just slap any enormous price tag on a home and think okay this is what I want for it so, bam! The trick is to set the price just right so buyers notice your home and it sparks excitement for them or multiple buyers hopefully! You want potential buyers to be excited about your home and all it has to offer from the very first time they look at it online all the way through viewing it in person. If you price it too low people will often wonder what is wrong with your home or does it need some major repair? Secondly, if you price it too low then you might be short changing yourself and not giving yourself full advantage to move up on your next home purchase. If you price your home too high the potential buyers just see that price and it can deter them from even taking a serious look at your home or asking to view your home in person. The other downside to pricing it too high would be that it could sit on the market for a bit and then you’ll have to drop the price. This too can send up red flags for a potential buyer.
