Price it right - This is one of the first things a potential buyer will notice about your home. The goal when pricing your home is to gain the attention of competing buyers. This will often cause a bidding war and can push your final price up. Pricing your home too high will discourage some buyers from even putting in an offer.

Keep it clean - Make sure all of your home gets the attention to detail and cleaning it deserves. Focus especially on the kitchen and bathrooms. Countertops, showers and tile floors are things potential buyers often pay close attention to  so make sure these areas shine. 
A simple rule of thumb; any time your home is on the market, always do the dishes, make your beds, and tidy up toys and clutter before leaving the house each day because you never know when an agent will ask to show your home.


Make it easy to visit - Giving the potential buyers the ability to see your home on their schedule and even at last minute requests can be a real game-changer. The easier and quicker they can visit your home to see it in person the quicker they are to fall in love with it and potentially make you an offer. 
Trust me when I say if someone calls and wants to take clients in your home that same day and I can tell them;  “Sure, that's no problem!” They are far more likely to tour it with a positive mindset. Not to mention if they don’t see your home that same day they may find another home before it is convenient for you to let them see yours.


Help potential buyers feel at home - It is so very important for potential buyers to be able to envision themselves in your home. In a recent article Realtor.com said it best:
