Think Like You are Playing Chess Instead of Checkers as a Buyer in Today’s Market

December 3, 2021

Chess is such a strategic game. So often these days you will hear people use the phrase think like you are playing chess not checkers. Realistically what does that mean though? Does it apply to more situations than just the game of chess? Absolutely!! Here is what I mean. In the game of chess you have to think from the very beginning and formulate a plan. Forming a strategy or a plan from the beginning helps you get the end result you want.

Well friends, I am here to tell you that the homebuying process is a lot like chess. It too takes some strategy and planning to get to the end result you truly want.  Here are a few tips I want to give you to help you keep your home buying game strong in the coming year.

Number One Opening play for anyone in this market is to get pre-approved!

The first move in any game is often so important and can help propel you forward. The best move you can make when you are looking for a new home, especially in such a competitive market, is to get pre-approved by a lender. What does that mean exactly? Well Freddie Mac explains it best. “ A pre-approval letter from your lender, tells you the maximum amount of money you are able to borrow.” This doesn’t mean you are guaranteed but rather just states how much they are willing to lend you for your purchase.

Think Team not Single Player!

Unlike chess or checkers, buying a home is not a single player event. I would never recommend you going into that alone. Instead, think of homebuying as a team sport. The housing market is ever changing and especially in this market it is so competitive. Mortgage rates are low, pricing is still going up, limited inventory on the market, and more all play factors. So that is why it is so important to have an expert on your team! You can rely on them for guidance and to walk you through each step of the process. This strategy is likely the single most important thing to making a home buying experience less stressful!

The bottom line is this friends, a pre-approval letter is not just a great idea it can literally be a game changer in this market! It can help set you apart from other potential buyers and make your offer so much more firm!
